A useful visit starts well before the flight.

ROWA ESTATES
Local knowledge. Personal attention.

When your time in Spain is limited, preparation matters. ROWA helps organise a focused search and the conversations around it, so you can use your visit well and understand the decisions that follow.

Give the search a clear brief

Tell us how you expect to use the home, your preferred areas, timing and overall budget. Include everyday needs such as access, workspace, outdoor space and the journeys you expect to make. Explain which requirements are essential and where you can be flexible.

Let us know your preferred language and communication method. We will confirm how we can support communication and whether specialist language assistance may be useful for particular documents or appointments.

Make the viewing trip count

Contact us before booking viewings so we can agree our role and coordinate buyer registration and introductions with the selling agents. Tell us about properties you have already seen and agents you have already contacted.

Leave time to explore the surroundings and reflect between appointments. We can help gather available information in advance and identify questions to resolve on site. A video viewing can help with a shortlist, while physical visits and professional checks answer different questions.

Bring the right professionals in early

We can coordinate introductions to banks, independent lawyers, architects and notaries relevant to the purchase. Ask each professional to confirm their scope, fees, availability and the information they need from you.

If your circumstances involve more than one country, raise that early with the appropriate legal and tax advisers. ROWA coordinates the process; qualified professionals and institutions remain responsible for their own advice, checks and decisions.

Prepare the document questions

Ask your lawyer and lender for a document list tailored to your circumstances. Check which items they need, how current they must be and whether translation or another formal step is required. Preparing the right material early can reduce avoidable back-and-forth.

Arrange a secure way to provide identity or financial documents directly to the professionals who need them. For the initial ROWA enquiry, a description of your plans and contact details is enough.

Keep the full budget in view

Alongside the price, ask for itemised estimates of taxes, legal and notarial work, registration, finance and other professional fees. Include expected ownership costs and any planned works in your comparison. If funds are held in another currency, discuss conversion and transfer arrangements with the relevant provider.

We agree our scope and fees before engagement and help clarify who pays what and when. Estimates can change. New information, open questions and effects on the budget should remain part of the conversation.

Agree the next step before you leave

Before returning home, clarify the outstanding questions, who is responsible for each one and how updates will be shared. Ask the relevant professionals about the implications of any reservation, payment or document before you commit.

An issue found during the process may affect timing, terms or whether you proceed. We help organise the information and the right conversations so you can make a considered decision.
