Before your first viewing
A short conversation can make the next steps much clearer.

Local knowledge. Personal attention.
You should know who is helping you, what they will do and how they are paid. Starting with that conversation lets us organise the search properly and work constructively with the owners, agents and professionals involved.
Tell us where you are in the search
Share your priorities, timing and the properties or areas you are considering. If you have already spoken to another agent, registered with a developer or viewed a property, tell us at the start.
That history helps us clarify how we can assist and avoid overlapping introductions. Contacting ROWA does not mean you must start your search again.
Clarify buyer registration and introductions
Before introducing a property or arranging a viewing, we can coordinate buyer registration with the selling agent or owner. In this context, registration records the introduction and helps the parties understand who is involved.
This is part of arranging the search and communication. It is not land registration or a guarantee that a property can be purchased. The appropriate process depends on the property, the agent and any existing arrangements.
Agree the support you need
Our role may include developing a brief, shortlisting homes, coordinating viewings, gathering questions, supporting negotiations and organising introductions to relevant professionals. We agree the scope before you engage us.
We also clarify who represents whom in the transaction and where separate professional advice is needed. A clear role helps everyone work towards informed decisions and workable next steps.
Understand the fee arrangement
Ask what ROWA will charge, who pays, what the fee covers and when it becomes payable. The applicable amount or calculation, any tax treatment and the payment conditions should be clear in the agreed terms before engagement.
Where a selling agent, owner or another party is involved in a commission or referral arrangement relating to our service, we explain the relevant arrangement and how it affects our role. Separate lawyers, architects, lenders and other professionals confirm their own terms and fees.
Know what needs independent review
ROWA can help gather documents and coordinate questions. Independent lawyers advise on legal matters; technical professionals assess matters within their expertise; lenders make their own financing decisions.
Before committing to a payment, agreement or deadline, ask the responsible professional to explain the implications for your circumstances. Keep any unanswered questions visible.
Expect a clear next step
After the first conversation, we can agree whether to refine the brief, request information or arrange suitable viewings. We will also agree how we communicate and which questions need attention first.
If new information raises a concern or changes the likely cost, we bring it into the discussion and help coordinate the appropriate review. A well-organised search still leaves room for questions and reconsideration.
